Seven steps for a more considered property sale.

A useful starting point for homeowners in Howick and East Auckland. Your property, circumstances and advice from your own professionals should shape the final plan.

   Start with your next move

   Before discussing photographs or price, think about where you want to be, your ideal timing and what needs to happen first. The sale plan should support those priorities.

   Understand the market around your home

   Look at comparable completed sales, competing properties and the differences between them and your home. Ask your agent to explain the evidence behind the appraisal range.

   Prepare with a purpose

   Walk through the home as a buyer might. Make a practical list of cleaning, maintenance, decluttering and presentation jobs. Discuss larger spending before committing to it.

   Get the information together

   Gather the documents you already have, including information about improvements and maintenance. Your agent and solicitor can help identify what buyers may need and which questions require specialist advice.

   Discuss the likely buyer, presentation, advertising channels, viewing arrangements and selling method. Ask for a clear breakdown of commission and marketing costs before committing.

   Listen to the market

   Enquiries, viewings and direct buyer conversations offer different kinds of feedback. Review them together and use the evidence to decide whether any adjustment is needed.

   Negotiate with your priorities in mind

   Price matters, and so do the other terms. Your agent can help you understand the offer and your solicitor can advise you on the agreement before you make a decision.
